Bear in mind east java is full of noisy mosques ,not my cup of tea , lombok is known as the island of a 1000 mosques , enough said .

I'd much prefer to be next to a mosque than one of the countless canggu clubs that pump electronic music until 4 in the morning. And don't even get me started on Russian neighbors....they make mosque noise look like child's play

Unfortunate for you , I live in a peaceful place in nusa dua , I do get woken up by the birds around 6 am , iv no problem with that.

I don't live in Canggu. OP was just mentioning Canggu and Ubud as places to potentially move so if that is the case, I was saying I'd prefer living in a remote village with a mosque than Canggu or Ubud with clubs and loud russians any day. Thankfully, I too wake up to the sounds of birds, children's laughter, and the sweet smell of mangos wafting through the delicate maze of my front garden.

Hi everyone, My wife (Indonesian) and I are in the very beginnings of our journey towards what will hopefully be a small property for ourselves in Bali. Ideally, we would like to be somewhere around Canggu, Ubud, or Bukit, but are also open to other places if the property catches our eye. While this is all still about 2 years away for us, we would like to find a 2 bedroom place (hopefully with a small pool!) for around $180k (USD). We will have about 25-30k (USD) for a down payment. If possible, we would like to use it as a rental property to cover some of the costs and help pay off the mortgage. Of course we would prefer Hak Milik (in her name), but are not opposed to Hak Pakai as my understanding is that often these properties are more affordable. What are peoples' experiences with one or the other? We are also considering buying a piece of land and then building, as my wife has family members who are contractors and do some work in Bali and we may be able to make the process more affordable this way. Has anyone done this? Did it come out to be more affordable?

Canggu and Ubud are way overcooked. Stay far away from there if possible. The Bukit is a little better but land prices are absurd in the area unless you want to live in the slums of Kutuh (central Bukit). Unless you have an ocean view, the Bukit is not really desirable. It gets very dry in the dry season and becomes a desert wasteland. And when tourism season kicks back in, you're dealing with crazy traffic on all the main roads as the hoards of Chinese buses and Russian Instagram models flock to the beaches for sunset. Generally speaking, I would highly advise against buying any land in south Bali. Better off buying a house for cheap and then renovating it to your western standards. That is far more affordable and if you're the environment type, you can sleep easy knowing you're not another Bule-douche tearing down a rice field for their dream Bali villa you only use a few months out of the year.

Now that you mention it, every time I have been in the Bukit area, the traffic is horrendous lol. Looking at Rumah123, it looks like we can make this happen within our budget of $180k usd. Alternatively, if we could buy some decent land for cheap, we could hold it and then build a couple years down the road. Do you need to be close to any city centers for work? If not, then you are lucky and the world is your oyster. If location was not an issue for me, I'd choose East Bali near Amed or West Bali in the hills behind Medewi. East Java and Lombok also have some amazing spots as well if you have a more adventurous side

Difficult to anticipate how things will be in 2022. I doubt that Bali will be back with wholesale tourism again by then so it may be that prices may continue to move in your favour. A factor that may be relevant to your preferred location might be your visa status. With your WNI as sponsor I presume you would arrive with Sosbud and then later move to Kitas and Kitap. While Indonesia is moving to have visas done on line there have been many problems thus far so this may or may not be an easier process by 2022. Whichever way, you may find yourself making multiple visits to various offices and in that case traffic flow is worth thinking about. I would be inclined to settle, at least initially where you might jump the various hurdles without being stuck in areas of slow moving traffic if not in actual traffic jams. If you started off living in Amed with tourism back in full swing and you were needing to visit immigration or work further south that coastal stretch of road to navigate could soon become very tiresome. Leasing a place that is most convenient for the first year could overcome those logistical problems while you went ahead with setting up your Amed dream home or wherever.

Please don't come to East Java, we already have 3 tourist anymore and they will put the prices up to Bali's morning price. The only good thing about Bali is the time zone, there is stories going around that we may put the clock forward 1 hour(mite save my curtains fading). Oh and no birds to wake you up in the morning there all been eaten.:D

That beach isnt challenging enough,,, no dog shit to tiptoe over or dogs chasing you and the rubbish must be under the yellow stuff...its not sand cause real sand is black

If I remember correctly it's pretty mountainous and jungly? @ 10 million/are it's cheap enough but what's the plan - Teak plantation?

It's all rice field apparently, so I guess they can make some income from growing rice.
